Three co-workers are talking about utility bills in the office they share near downtown Dallas in the heat of a Texas summer.

Bruce says, "Gee, I love my home and neighborhood. We have beautiful old trees and a park one block away. Yet my utility bills are astronomical and my son’s room is frigid in winter and just boiling this summer. Building a new home across the river seems like the answer for us even though I would be driving more."

Nancy replies, "I live in an apartment near work. I can walk to shops, parks, and the library. My apartments are going condo and I am tempted to buy my unit, even though it is not really comfortable in the summer or the winter. I know the windows leak, but even the walls seem to leak.

Charles muses, "We are renting our home because my wife is subject to transfer. I would love to do something about energy-efficiency but I hate to spend money I will never recover."
