There are many homes on the market now. This makes it possible to find a home (with a bit of effort) that will be relatively inexpensive to remodel to be green.

Although there is almost always a "work around" for any home problem, some, such as curing air quality problems or working around west windows, are quite expensive. You will save time and money by continuing to look until you find a home that is free of the following:

Must Not Haves:

No windows on the west unless they are high windows under eaves: There is no way to completely keep sun out of west windows unless they are shaded by vegetation or high windows shaded by eaves. Air that does not smell bad: If air smells bad from reasons other than poor housekeeping, the house probably has poor indoor air quality. At the very least, have the air quality checked before buying this home. A home that does not small musty: This is an almost certain indication of mold. Mold is often very expensive to remove. No attached garage, particularly on the west side of the house: Although it is hard to find a garage that is detached, attached garages are the source of heat in the house and poor indoor air quality.Although they can be solved, these problems are expensive to rectify. Termite Damage: Must not have previous termite damage to the point that structural damage is prevalent. At the very least get a termite inspection and an estimate of repairs. Homes built before 1978: Do not buy a home without having tests run for the presence of lead, asbestos, and toxic chemicals. Other indoor air quality problems to check for are listed here.
